A hotel just steps from MetLife Stadium is set for a $100 million renovation ahead of the 2026 FIFA World Cup, a major investment aimed at strengthening the Meadowlands region’s long-term tourism appeal, according to reports.

Real estate investment firm P3 Properties paid $32 million for the hotel at 2 Meadowlands Plaza in East Rutherford, New Jersey, and took over operations on Jan. 21. The 21-story, 427-key property previously operated as a Sheraton, Hilton, and Park Hotel since opening in 1986.
Now branded the World of Blue hotel, redevelopment plans include “significant” property upgrades, infrastructure improvements, future residential development, and experiential programming, according to the company.
The 270,000 sq ft hotel remains open for guests through the end of April, with reservations available online. The hotel is expected to close for renovations in May.

Harvey Rosenblatt, CEO of P3 Properties, said the investment is being driven by the World Cup but is designed to last well beyond the tournament.
“These investments are World Cup-driven,” Rosenblatt told the media, “but our goal is to create a destination that continues to attract visitors long after the final match.”
MetLife Stadium will host eight World Cup matches in June and July 2026, including the final on July 19, placing unprecedented global attention on the Meadowlands.

The property was purchased in 2005 by Buccini Pollin Group and operated as a Hilton from 2013 until recent years. Prior to the BPG, the hotel was owned by a joint venture between The Blackstone Group and Prime Hospitality Corp, and branded as the Sheraton Meadowlands Hotel & Conference Center.

After efforts to sell the hotel stalled in 2022, the company entered an agreement with the New Jersey Sports and Exposition Authority to keep the building operating. It was rebranded as the Park Hotel at the Meadowlands in January 2025.
